Resident Benefit Package- tenants have rent payments reported to the credit bureau, encouraging timely payments, have high quality filters delivered every two months, and more. (Tenant pays for this package)

Credit Contingency program which covers eviction costs (filing fees) should the tenant have to be evicted.

Owner preventative maintenance package (for major systems the owner is responsible for) coming soon.

Initial and Monthly Expenses

We have a 3 tier fee structure for all properties we manage:

$100 Flat Fee/Month

Monthly management fee Includes:

Rental analysis

Marketing of property

Applicant screening

Rent collection

Maintenance coordination

Annual inspection/move out inspection

Handle all tenant communication

Monthly owner payout via ACH

Monthly statements emailed to owner

Additional fees:

$300 set up fee

$150 lease signing fee

$150 lease renewal fee

$100/month vacant property fee

$3/invoice processing and handling for all vendor and other payments for property

$10 maintenance mark-up fee per invoice

$40 per notice served (pay or quit, lease violation, etc)

All eviction filing and other related fees (ask about owner guarantee program)

$20- annual statement and 1099 preparation

 

 

 

7% Management Fee/Month

 

Monthly management fee Includes all of Column One PLUS:

Professional photos at sign up

Video inspections

No charge for annual statement and 1099 preparation

Additional fees:

$150 set up fee

Lease signing fee charged to tenant only

Lease renewal fee waived

$50/month vacant property fee

$3/invoice processing and handling for all vendor and other payments for property

$10 maintenance mark-up fee per invoice

$40 per notice served (pay or quit, lease violation, etc)

Premium Advertising for all rental listings at no cost to owner

No extraordinary service charges for HOA violation hearings, eviction court proceedings, etc.

Additional fees:

$0 set up fee

Lease signing fee charged to tenant only

Lease renewal fee waived

$0 vacant property fee

$0 invoice/processing fee ($3 per invoice charged to tenant for any tenant reimbursement payments only)

$10 maintenance mark-up fee per invoice

$20 per notice served (pay or quit, lease violation, etc)

$250 property reserve fund per property as required by state law

Reserves are enabled for broker to pay obligations of the owner between rent payments, including recurring charges (HOA assessments, taxes, insurance, emergency repairs, etc.      

Rental Commission/Referral Fee for Vacant Properties.                         

$300 – $500 depending on the property. For high end rentals, market analysis provided to Owner for increased commission if necessary

Commission is paid to the Realtor who referred the accepted applicant
